1. I want to design my own house, what is the first step to take?

2. I already have design ideas, can you work from this?
Yes we can help you with your design at any stage of your project. You can come to us with your initial designs and develop them into detailed plans to then submit your planning application, or use your own designs and we can provide you with building control drawings.
3. How much will the designs cost?
A quote from us is free of charge and there is no obligation to accept it. At the core of our work is your budget and project aspirations. Our fee proposal is structured to follow the stages of work and we only begin a new stage with your agreement.
4. How long will the design and planning process take?
Typically, we allow 6 months between the initial point of contact and submitting Building Control application. Of course, this will vary depending on the nature and complexity of the project.
5. I want to build the house myself, what support could you give me?
Our design and planning service can also include a cost estimate with break-downs for the project as well as a programme of works. This is useful for kick-starting self-builders with project management. We can provide full construction drawings and on-site consultation during the build.
6. During the design process, will we know how much it will cost to build?
The build cost is calculated on the internal sq./m of the house (including internal partition walls). National averages will be provided as a starting point and are based on quality of build, location, and type of contract. Following concept and detailed designs, we can provide an estimate build cost with a break-down of sums.
